Johor has experienced an uptick in luxury developments in the last five years. Here are the top 5 transacted residential enclaves in Johor Bahru between 2021 to 2022.

With its vast tracts of land, excellent infrastructure, and proximity to Singapore, Johor Bahru is an attractive real estate proposition, especially for the well-heeled.

As Tan Lih Ru, associate director of the Johor Branch of Knight Frank, explains: "Johor Bahru has in recent years witnessed the debut of a few upscale residential developments. Luxury landed residential properties in the state have continued to attract local and foreign high net worth individuals (HNWIs), with the sub-sale prices generally outperforming the high-rise residential segment."

For properties with the highest prices, Tan states that these upscale residential properties generally form part of golf course communities or waterfront developments. As for the premier high-rise residential development, transactions at The Astaka @ One Bukit Senyum match its status as the tallest landmark in Johor Baru with the highest prices.

To illustrate this, Tan highlights the top five transacted residential enclaves in Johor Bahru between 2021 to 2022.

1. The Astaka @ One Bukit Senyum

Sold: 4 bedroom units at RM2.659 million and RM2.8 million, freehold

One Bukit Senyum is a mixed development located at the fringe of Johor Bahru city centre. Sited adjacent to the customs, immigration and quarantine (CIQ) complex, it is home to one of the tallest residential towers in Southeast Asia. Standing at 1,000 ft above sea level, The Astaka is exclusively managed by Knight Frank Property Management Sdn Bhd.

2. Senibong Cove

Senibong Cove is a master-planned luxury lifestyle community home to an integrated 50-berth marina that offers many water sports and leisure opportunities. The waterside restaurants and bars are next to the marina area, where one can enjoy watching the sunset over the Johor Straits.

The Hills precinct of Horizon Hills is located near the golf course and clubhouse. Within The Hills precinct, two-storey and three-storey bungalow units with land areas ranging from 8,000 sq ft to 18,000 sq ft have built-up areas averaging about 5,500 sq ft to 6,500 sq ft. There are also double-storey linked units within the precinct.




4. Leisure Farm

Sold: Double-storey bungalow at RM4.8 million, freehold

Leisure Farm is a project by Mulpha Group, one of Australia’s most prestigious real estate and hospitality developers. Spanning 1,765 acres of freehold land, the resort-style township is located in Iskandar Puteri, Johor.

Leisure Farm is also home to Senibong Golf Club (formerly known as Poresia Golf Club). Aside from its collection of luxurious villas, it also features other residential components that include bungalows, semi-detached, super-link and garden-link homes.

5. The Cove, Horizon Hills

Horizon Hills is a 1,200-acre exclusive residential enclave in the heart of Iskandar Puteri. It consists of 11 unique precincts with various landed residential components.

Jointly developed by Gamuda Land and UEM Sunrise, Horizon Hills also boasts an impressive 18-hole par 72 designer golf course that complements its surrounding residential developments. It is an icon among the luxury golf course community in Johor Bahru.


The Cove precinct of Horizon Hills offers 25 exclusive bungalow units. These freehold double-storey bungalow homes, with land areas of between 7,000 sq ft and 15,000 sq ft, come with a typical built-up area averaging about 6,398 sq ft. The bungalows command prices ranging from RM3.5 million to RM6 million per unit.
