A look back at the highest residential transactions in five of Johor Bahru's most exclusive developments of 2023
The property market in Malaysia's southernmost state, Johor, has had its share of ups and downs in the last seven years. Nonetheless, it has experienced a significant resurgence over the past year, propelled by strong demand from Singapore, a trend that is expected to persist.
The Property Market Outlook Report 2024 by DataSense reveals that Iskandar Puteri has the highest proportion of foreign demand, predominantly from Singaporean nationals and permanent residents.
The report further underscores that the record-high property prices in Singapore are driving increased interest in Johor's real estate market.

Tan Lih Ru, associate director of Knight Frank Johor Bahru, who specialises in Valuation and Advisory, adds: “Johor Bahru is currently experiencing an uptick in terms of property prices with the announcements of the Johor-Singapore Special Economic Zone (JS-SEZ) and the ongoing construction of the Johor Bahru – Singapore Rapid Transit System (RTS) Link.”
“Luxurious residential properties in the state have continued to attract certain interests from local and foreign HNWIs (High Net Worth Individuals), as sub-sale transactions across these selected luxurious properties have remained on the high side in terms of pricing,” she continues.
“These upscale residential developments in Johor Bahru are generally equipped with a golf course or are part of a marina or waterfront development.”
To this end, Tan reports on the highest residential transactions in five of Johor Bahru’s most exclusive developments recorded in 2023.

1. Astaka @ One Bukit Senyum

In the premier high-rise residential development category, Astaka remains the standout development among the competitors in the heart of Johor Bahru City Centre. One Bukit Senyum is a mixed development located at the fringe of Johor Bahru city centre. Spanning 1,765 acres of freehold land, the resort-style township is located in Iskandar Puteri, Johor.
