Cover Bangsar’s new architectural landmark

Bold in architecture as it is in ambition, Kapas Heights is a new development in Bangsar that wants to create a sense of belonging and community through design

Built on one of the last few remaining pieces of empty land in Bangsar, Kapas Heights is a new landmark in the upmarket suburb. The development was conceived by Kindness of Strangers, the same team behind KLoé Hotel, as a lease-only condominium specifically made for family, community and togetherness.

Offering only 32 spacious homes with a shared green enclave, curated retail shops and large common spaces, Kapas Heights aims to cultivate authentic connections through thoughtful design.

Designed by Domaine Architects, the architects looked to the sloping site to inform the building’s form. “The prominent site required us to develop a design that completes the hill. A series of studies made on the placement and form of the building led us to skewing the angles of the blocks and recessing them back from the main approach of Jalan Penaga,” explains Ar. Masyerin M. Nor, founder of Domaine Architects.

In line with Kapas Heights’ community-led ethos, the emphasis was not on creating private areas for the residents but carving out spaces promoting a larger community.

“Kapas Heights does not have a guard house and a gate to stop the public from entering. There are facilities including halls, gyms, cafes, hairdressers that can be open to the outside community. This keeps the place alive and buzzing, making it a meeting place especially for the immediate community,” states Masyerin.

This may sound unusual for an upmarket apartment but Kapas Heights wants to redefine the notion of luxury. “With so many condominiums available in KL, we wanted to do something a little different. Most condominiums talk about how luxurious they are, but in actual fact, there’s less and less space devoted to communal areas these days. We wanted to flip things around—have less but bigger apartments, and also devote more square footage to communal and green spaces than the norm,” says Ng Ping Ho, director of Kindness of Strangers.

“We personally believe that true luxury comes from the experiences and connections we build in our lives. People are realising this during the pandemic, where connection with people, and having outdoor space has now become a luxury.”

Each of the 32 homes, ranging from 1,400 sqft to 5,200 sqft, have their own private lift lobby and large balconies that open up to an uninterrupted KLCC view. Each room is spacious and well designed, and living and kitchen areas are kept large for family and guests. Emphasis was also placed on authentic finishes like teak floors, poured terrazzo, and European kitchen and wardrobe cabinets.

While the carefully crafted architecture, quality long-lasting materials and harmonic proportions create a sense of home, ultimately it’s the sense of community Kapas Heights wants to promote, setting this unique development apart.

Ng sums this up: “I define a community as a group of people who support each other. I imagine that despite condo living isolating residents to their individual units, Kapas Heights will become a place where people spend more time out of their apartments, in comfortable spaces to meet and connect with their neighbours."
