True to its creative credo that emphasises the importance of sustainable elements, M.Spaco realises stunning projects that are timeless and eco-conscious, including this beautiful freehold property

As an eco-conscious interior design firm, minimising unnecessary renovation works and reducing the use of precious resources is a key priority for M.Spaco throughout all of its renovation projects. Energy-efficient alternatives are balanced with luxurious design and highly functional spaces that steer clear of excess in all of its projects.

This focus on sustainability is directly in line with the brand philosophy of the firm’s parent company, MCC Singapore, a renowned real estate developer and one of the main builders behind Universal Studios Singapore at Resorts World Sentosa, Singapore Expo, Keppel Distripark and Mandai Rainforest Park. Much like M.Spaco, MCC Singapore places a strong emphasis on sustainability, smart technology and community engagement.

M.Spaco’s smart home solutions and dedication to eco-friendly design and well-being have similarly inspired the spatial concept of the firm’s 10,000 sq ft showroom at The Poiz Centre. The M.Spaco gallery houses multiple show units, a live kitchen with appliances from unparalleled brands such as V-Zug, a kids’ room and a cafe. The space is also frequently utilised for community initiatives, including craft workshops, educational seminars, and lectures about sustainability and key design topics.

The firm aims to craft healthy, eco-conscious environments for a wide variety of residential and commercial projects to ensure a high quality of life for all occupants, implementing biophilic design and functional water features as well as expansive windows for plenty of natural light and unblocked views. Throughout M.Spaco’s projects, these eco-conscious elements take precedence to keep the carbon footprint of the construction and design works as low as possible.

Materials are similarly chosen with thought and care, prioritising longevity by incorporating hardwearing surfaces such as marble, quartz and granite, which moreover ensure low volatile organic compounds (VOCs) for a healthier living environment and a natural, organic touch. The design team then complements these with avant-garde synthetic materials that reduce the over extraction of natural stone to minimise the incidence of landscape erosion.

We can readily observe these qualities in one of M.Spaco’s newest renovation projects, a semi-detached abode lodged in between historical houses in Singapore’ Serangoon neighbourhood. The grand house stands bright and fresh among its neighbours, its pristine white facade instantly striking and underlined by prominent black accents.

Transforming this older freehold unit to exude a distinct and recognisably modern air was central to M.Spaco’s turnkey renovation works, led by design director Jackie Lai. The objective was for the home to make its mark with a modern flair while keeping its environmental impact to a minimum.

Past a sprawling frontage graced with lush greenery, the lofty residence opens to a combined living and dining area, clad in natural marble flooring and bright hues that exude a particular expansiveness. “Creating spaces that were not only visually striking but also highly functional and comfortable for the occupants required meticulous planning and execution,” shares Lai.

While the worn condition of the building made this particularly challenging, some of the existing aspects of the home actually facilitated the design envisioned by the occupants. The four-metre-high ceilings, for instance, draw the eye upwards and accentuate the spacious floor plan.

Large windows let in plenty of natural light, which bounces off the polished marble floors, supplemented by the rays of sunlight filtering through a newly incorporated air well. The latter illuminates the grand staircase, refreshed with parquet flooring and a glass railing with gold trimming.

Upstairs, the ensuite bedrooms are similarly bathed in light, with two of the rooms granting access to their own shared balcony for some time in the sun. Altogether, the result pleases the owners; it is now certainly a place that the family is proud to call their home.
