Examining what Asia’s leading projects from the PropertyGuru Asia Property Awards reveal about the region’s next phase of development
In Asia’s leading property markets, the buildings are getting taller, denser and more expensive. What is getting rarer is conviction. Design is now the quickest way to spot it.
In cities where supply is dense and attention is scarce, architecture and placemaking increasingly determine which projects feel credible, which feel interchangeable, and which fail to register at all. The test is no longer visual impact alone, but legibility.
The PropertyGuru Asia Property Awards Grand Final winners, presented by Sub-Zero & Wolf SEA, point winners point to a region that understands this shift. Across districts, buildings and interiors, the projects recognised this year suggest that design is now being used less to impress and more to clarify what a development is, who it is for, and how it fits into an increasingly competitive urban fabric.
Design-led outcomes rarely begin with form. They are usually set earlier, through leadership that understands how spatial quality underpins long-term value.

Philippines

Above The Philippines’ The Victor at Bridgetowne by Robinsons Land is winner of Best Landmark Design (Asia) at PropertyGuru Asia Property Awards
Among developers, Robinsons Land of the Philippines, named Best Luxury Developer (Asia), illustrates how consistency of intent across asset classes can build trust over time.
Hospitality was also prominent, with Robinsons Hotels and Resorts recognised as Best Hospitality Developer (Asia). The Victor at Bridgetowne by Robinsons Land, winner of Best Landmark Design (Asia), demonstrates how landmark architecture can act as orientation rather than spectacle — a point of reference that helps an emerging district establish presence within the wider city.
New residential and workplace formats also featured strongly, with work.able GBF Center 1 by Robinsons Land, named Best Co Working Space (Asia).

Thailand
That perspective is recognised through the PropertyGuru Icon Award, presented to Supaluck Umpujh, Chairwoman of The Mall Group. Her work has helped reposition large-scale retail and mixed-use developments in Thailand as places of social gravity, not just commercial throughput, a distinction that has become increasingly important as physical retail competes with digital alternatives.
Triya Panwa in Thailand received Best Ultra Luxury Housing / Landed Architectural Design (Asia), while The Reserve Villas Sukhumvit 89/1 won Best Luxury Housing / Landed Architectural Design (Asia). Parade at One Bangkok by Lead8, awarded Best Retail Interior Design (Asia), uses spatial sequencing to encourage movement and dwell time.
Interior and landscape quality were further recognised through BEON Kaset – Nawamin for the Best Housing / Landed Interior Design (Asia).
Vietnam

Gamuda Land Vietnam, winner of Best Community Developer (Asia), has shown that infrastructure, housing and public realm perform best when conceived as a single system rather than a sequence of parts. Cross-border expertise featured through Nomura Real Estate Vietnam, awarded Best International Partner Developer (Asia). La Tiên Villa Subdivision – Libera Nha Trang took the Best Housing / Landed Architectural Design (Asia) honour.

The Fullton by CapitaLand Development (Vietnam) was granted the Best Luxury Housing / Landed Development (Asia) honour. Springville by Gamuda Land Vietnam, awarded Best Townhouse Landscape Design (Asia), reinforces the role of outdoor space in higher-density settings.

Sri Lanka
Meanwhile, Home Lands Group of Companies in Sri Lanka received Best Lifestyle Developer (Asia) for developments where experience is treated as a core design input.
These industry leaders point to a shared condition: design carries weight only when it is embedded early, backed by leadership rather than layered on later. At that point, it stops being a matter of form and starts to determine how districts function.
On the other hand, Pentara Model Apartment by Urbanspace Interiors, won the Best Condo Interior Design (Asia) title.
Indonesia
Grand Wisata by Sinar Mas Land, winner of Best Township Masterplan Design (Asia), illustrates this shift through a masterplan that balances residential density, commercial activity and civic space.

Hotel Indigo Bintan Lagoi Beach by Mandiri Land stood out, winning both Best Hospitality Architectural Design (Asia) and Best Commercial Landscape Design (Asia). The project’s success lies not in any single gesture, but in how architecture and landscape are composed as a coherent whole, shaping movement, views and atmosphere.

Singapore
IOI Central Boulevard Towers by IOI Properties Singapore, recognised as Best Office Architectural Design (Asia), responds to density and sustainability pressures without resorting to visual excess.

In the condominium sector, Promenade Peak by Allgreen Properties Limited won Best Luxury Condo Architectural Design (Asia), while Parktown Residence by CapitaLand Development, UOL Group Limited and Singapore Land Group Limited secured both Best Condo Architectural Design (Asia) and Best Condo Landscape Design (Asia). Meanwhile, UPPERHOUSE at Orchard Boulevard, was awarded Best Luxury Condo Interior Design (Asia).
Serene Living, managed by The Assembly Place in Singapore, winner of Best Co Living Space (Asia), reflects growing demand for flexibility, shared amenities and community — areas where design quality is often the deciding factor.

Japan
Four Seasons Hotel Osaka by Curiosity, winner of Best Hospitality Interior Design (Asia), takes a similarly disciplined approach. Its interiors prioritise material quality and narrative clarity, reflecting a broader shift in luxury hospitality toward atmosphere and authenticity over visual assertion.
Here, design operates quietly—and more effectively for it. Residential projects are now judged by the same standard, with audience and lifestyle increasingly decisive across price points.

As for the interiors honour, The Legacy – 8 Castle Road, Mid Levels in Hong Kong, claimed Best Ultra Luxury Condo Interior Design (Asia).

In Malaysia, Wawari West Park Homes by IIB Land, winner of Best Townhouse Architectural Design (Asia), demonstrates how compact housing can still prioritise spatial quality. The importance of first impressions was recognised through Galeria SA Sentral by PKNS, winner of Best Sales Gallery Architectural Design (Asia).
