Looking for a new home? These luxury condominium developments in Singapore appeal with their prized locations and innovative amenities

This year, there’s a considerable number of property launches featuring both intimate low-rise developments as well as luxurious high-rise towers that take high living to the next level. Below, we list some of the most anticipated projects in Singapore.

1. Perfect Ten by Japura Development

Launched in October 2021, Perfect Ten is a new freehold condominium located at Bukit Timah Road. Taking over the site of the former City Towers condominium complex, Perfect Ten is situated in an enclave of private residential apartments and landed housing estates in the prestigious District 10. Located in close proximity to the Central Business District and the Orchard Road shopping belt, the condominium is set to be completed in 2024. 

The complex will consist of two 24-storey residential towers. Comprising of 230 units in total, the luxury property will feature one- to four-bedroom units that each boast stunning views of the nearby parks and luxurious amenities. The condominium’s close proximity to several illustrious schools also makes it an attractive option for young families.

2. La Mariposa by Lakeview

Nestled in the charming Joo Chiat neighbourhood, La Mariposa—which translates to ‘The Butterfly’ in Spanish—is a low-rise luxury condominium complex with only 17 exclusive units. Located specifically at 35 Mangis Road in District 15, the five-storey development is designed to be family-friendly with a number of modern facilities such as a children’s playground, family lounge, spa jet pool, garden lounge and more. 

The development is shrouded amidst lush greenery and curated landscaping. A selection of two- to four-bedroom units that range from 689sqft to 1,345sqft are available; for those with larger families, four-bedrooom units with dual-key options are also on the market.

3. Canning Hill Piers by CDL and CapitaLand

Built on the site of the former Liang Court mall, the upcoming Canning Hill Piers will offer waterfront residences with calming riverside views; it's located just across the road from Fort Canning Park and right beside the Singapore River in Clarke Quay.

To further add to its appeal, the surrounding area is currently undergoing regeneration from the Singapore government. Once completed, the site is envisioned to be a vibrant zone that capitalises on the river frontage and presents its unique historic character further. 

Nearly 700 residential units are planned for the project, which is set to launch in the second half of the year. Canninghill Piers will be located within Canninghill Square; the integrated development will feature two residential towers alongside commercial components such as a waterfront hotel and serviced apartments.

4. One-North Eden by TID

Situated within the epicentre of Singapore’s vibrant research and business hub master-planned by the late architect Zaha Hadid, One-North Eden is a vibrant residential oasis. Developed by TID, a joint venture with Hong Leong Holdings and Mitsui Fudosan, the property’s unique location is what makes it attractive for buyers—residential developments have so far been rare in the area. The condominium is located in close proximity to a dynamic belt of lifestyle amenities such as The Star Vista and Rochester Park. 

The 99-year lease mixed development features 165 units that range between one- to four-bedroom configurations. 5. Normanton Park by Kingsford Huray Development

Located close to Kent Ridge Park, Normanton Park pays homage and gains its namesake from the former Normanton Park condominium that was once built as a home to military commanders and officers in 1977. The 1,862-unit development is undoubtedly one of the biggest launches of the year in terms of units. The wide array of layout formats include one- to five-bedroom family-sized apartments and penthouses, as well as 22 ground-level luxury villas with adjoining pools. 

With all residential towers elevated 19 metres above ground level, the condominium offers fresh unobstructed views of the city landscape. Lifestyle amenities catered to its residents include a large swimming and wading pool amidst lush foliage, a multi-purpose hall alongside tennis and basketball courts, as well as easy access to a nearby lake and hilltop park. 

6. Midtown Modern by GuocoLand and Hong Leong Holdings

Comprising of two 30-storey towers with 558 one- to four-bedroom units and a retail podium, GuocoLand’s Midtown Modern is dedicated to being an urban sanctuary for city dwellers. Helming a ‘nature in the city’ concept, Midtown Modern contains over 10 thematic gardens—totaling up to more than one hectare of greenery throughout the two buildings. In addition to its convenient direct access to public transport, the family-oriented residential development also offers an extensive range of facilities such as a tennis court, a 50-metre long swimming pool, and a hot spring. 

Midtown Modern is the second condominium offering in GuocoLand's illustrious Guoco Midtown. Positioned to be amongst the top mega mixed developments in the region, the project includes a 30-storey office tower, three retail clusters, a five-storey business and social networking club, as well as two condominiums—Midtown Modern and Midtown Bay, which launched in 2019.

Crafted by master architect Yip Yuen Hong of ipli Architects with the project architect helmed by ADDP Architects and landscaping by architect Chia Jui Siang, the project is expected to be completed in 2024.

7. The Atelier by Bukit Sembawang Estates

Launched by Bukit Sembawang Estates, The Atelier is a new 22-storey freehold condominium situated in Newton’s District 9. The 120-unit development features a mix of one to four-bedroom configurations. Designed by architect firm Ong&Ong, the residential tower encompasses the essence of city living with Orchard road’s shopping belt as well as renowned educational institutions all within range. The condominium offers a suite of amenities including two swimming pools, various multifaceted working spaces, and an inviting clubhouse for social gatherings. 

Convenience for the residents takes precedence—each unit is equipped with smart home technology, and lift lobbies feature face recognition and contactless elements. 8. The Reef at King’s Dock by Mapletree and Keppel Land

Strategically located in the prime spot of the HarbourFront and Keppel Bay precincts, The Reef at King’s Dock makes the case for urban living along Singapore’s southern coast. The luxury waterfront condominium offers an advantageous combination with its location: residents will appreciate the convenience of city-living with the close proximity to various retail outlets, and at the same time get to soak in the rare tranquility of nature amidst an urban dwelling.

Conceptualised and designed by master planner and architect Kees Christiaanse, founder of award-winning design firm KCAP Architects & Planners, the 429 exclusive units are available in one- to three-bedroom configurations. With sizes ranging from 431 to 1,572 square feet, the units will span across a mixture of 10 low and mid-rise residential blocks. 

The Reef at King’s Dock will also feature Singapore’s first floating deck in a residential development. The deck, spanning 180 metres, will encompass an ensemble of three swimming pools—an Olympic-length pool, a leisure pool and a rejuvenation pool—as well as a marine viewing area for residents to appreciate marine ecology. Other amenities include a tennis court, a state-of-the-art gymnasium, and a children’s play zone.The development is expected to be completed in 2025. 

9. Peak Residence by Tuan Sing Holdings
