Hotel 101 Worldwide is now in the process of acquiring a new development outside the country. Tatler Philippines speaks to Hannah Yulo-Luccini to learn more

As the hospitality industry seeks to rebound from the economic setbacks brought on by the COVID-19 pandemic, so does DoubleDragon Properties Corporation look to invest in growing its portfolio of Hotel 101 locations. At the moment, there are multiple sites of the condotel development around the country—most of which are for launch in prime locales such as Bohol, Cebu, Davao, Manila, and Palawan. While some might find this to be a risk due to the unpredictable nature of the pandemic, Hannah Yulo-Luccini, the chief investment officer of DoubleDragon, assures Tatler Philippines that Hotel 101 is doing quite well for itself.

"Hotel 101-Manila has continued to deliver amazing results all throughout the pandemic and even as we speak today!" she shares. "Hotel 101-Manila, in full year 2021, achieved an average occupancy rate of 96.03 per cent. We believe that Hotel 101-Manila has outperformed the industry due to its attractive price point and value proposition."

Now Yulo-Luccini and the company look to pivot towards an international clientele with much the same concept that brought success to Hotel 101 in the Philippines. Following a hybrid condotel model, the establishment offers patrons a chance to lounge or live in identical "Happy Room" units. "[This allows] all unit owners to have an equal share in the revenues of the Hotel 101 property," Yulo-Luccini explains. "As far as we know, there is no other hotel globally that has 500 identical rooms which is why the patent of Hotel 101’s pioneering condotel concept has already been filed."

As to the site of the new location, Yulo-Luccini can divulge no more than the goings-on of the acquisition process. "We have shortlisted sites in cities abroad where Hotel 101 is expected to be patronised by local and foreign tourists as well as by Filipinos who visit these cities for business or leisure," she expounds. "We aim to acquire our first property for development in Asia by the second quarter of 2022, and launch by the second half of 2022. [It is expected to give Filipino investors a chance to make their first offshore real estate investment with affordable payment terms in a hybrid condotel Hotel 101 investment where they will receive both a monthly revenue share and free room nights when they visit!"

If there’s anything the pandemic has taught me it is that—life is short. All we have is today, we don’t know what tomorrow may bring. We have to embrace the unpredictability of the times and make the most of what we have.

Hopefully by the time Hotel 101 opens its doors, the hospitality industry will have found even more stability amid the crisis. Then, Yulo-Luccini can look forward not just to more exciting work ventures, but to personal travels as well. The C-suite executive, who favours Bali as one of her top destinations, is immensely excited to travel again with her husband, her children, and her staff. "We want them to see the world just like we did, we want them to have an insatiable thirst for discovering new things and to instill a sense of adventure in them," she says happily. 

But what does this hospitality expert look for exactly when she looks to stay in a new city? "Being an avid traveller myself, I always make sure that my hotel / apartment / resort is one of the highlights of each trip, if not the whole reason for it! It is important to me to have a comfortable and aesthetically pleasing place to rest at the end of a day full of exploring," she recounts.

"For me, [good quality hospitality can be seen in] the little things that count from the moment you step into the door. The genuine smile that greets you and makes you feel at home, the lobby scent, the crisp cotton sheets, their choice of complimentary toiletries, and in some places they go the extra mile and leave you little treats in your room with a handwritten note that makes you feel extra special."
