Planning to bring your business to the north? Consider these soon-to-rise shophouses in Bulacan's first true global city

With the New Manila International Airport set to open in 2026, Bulacan is on track to becoming one of the country’s fastest developing cities in the last few years with all the makings of a bustling global metropolis. Banking on the city’s thriving local economy and its ideal location just 20 kilometres from Metro Manila and only a few minutes away from the North Luzon Expressway (NLEX) toll plaza entrance, Megaworld’s soon-to-rise township called Northwin Global City (NGC) in Marilao and Bocaue is poised to become the next flourishing haven for investors from here and abroad.

Noli D. Hernandez, executive vice president for sales and marketing at Megaworld, says, “Northwin Global City sets a new standard for real estate developments in the Philippines. Inspired by the world’s leading global cities that exude excellence and ensure sustainability, each space is designed to improve the way of living amongst its citizens. As we reimagine what a global city is, we consider Bulacan’s people, their history, culture, art form, and traditions. We consider how these can become an engine for future growth and development of businesses, especially small- and medium-sized enterprises (SMEs) and mid-market enterprises (MMEs). By looking back at Bulacan’s rich past, we can build a better future for our country.”

For the entrepreneurs looking to bring their businesses north of Metro Manila, or anyone who's simply curious and eager to catch sight of the breathtaking NGC on the horizon, here’s a rundown of things to love about the forthcoming township:

Northwin Main Street is inspired by New York City's Fifth Avenue

Master-planned like the world-renowned shopping street in New York City, NGC’s 16-hectare Northwin Main Street will be home to an array of hotels, corporate buildings, and commercial lots. It will also be populated by pedestrian-friendly streets as well as curated gardens, parks, and promenades to encourage leisurely strolling throughout the entire district.

Northwin Main Street will be lined with shophouses

Northwin Main Street is set to stand out with a unique shophouse district, which will host structures with facades inspired by iconic French architecture and are reminiscent of several European neoclassical-style structures found in Southeast Asian countries like Singapore and Malaysia.

“One of the investment options that NGC offers are shophouse lots. The shophouse is a beautiful and timeless piece of architectural design that has remained relevant to the changing times,” says Hernandez. “The architecture may have evolved through time, but one thing remained: its functionality as a living and commercial space for business owners with small- to medium-sized enterprises.”

The shophouses along Northwin Main Street may be built up to three-storeys high. The ground floor will be for retail shops, food and beverage outlets, boutique hotels, and even outpatient clinics, while the top floors may be used for residential or office purposes.

The hybrid city will feature a fusion of classical and modern architecture

The upcoming business hub will adopt more old-world influences than the typically über-modern look and feel of many rising cities.

“We want to defy the stereotypical notion that a global city should have an ultramodern look. As the country’s leading real estate developer, we are committed to creating modern architecture that is both sophisticated and classically inspired. We hope our work will inspire future generations by featuring buildings with timeless design elements such as [those of] French architecture,” shares Hernandez.

Beyond the shophouse-lined Main Street, the township will house plenty of high-rise residential condominiums, malls, mixed-use commercial buildings, educational institutions, and state-of-the-art office towers.

Northwin Global City is committed to being a green city

A champion for sustainability, Northwin Global City brings more than just a breath of fresh air to its future populace with around 44 per cent of its land area dedicated to green open spaces, combined with developments that aim to reduce the township’s carbon footprint and ultimately improve urban living for all.

Some of the innovative ‘iTownship’ facilities include a stormwater detention facility for flood prevention, fibre optic and underground cabling system for utilities, LED and solar-powered street lights, a sewage treatment plant, a central material recovery facility for waste recycling, and the community’s own Intermodal Transport Terminal and biking network facilities.

Commuting from Metro Manila will soon be a breeze

Soon, commuting to this side of the region will be quick and easy as one of the main stations of the Manila-Clark Railway project that’s set to be operational by 2024 will be located inside the township, offering convenient access to the future workers and residents of NGC.

Meanwhile, those taking their cars need only 30 minutes on the road from Metro Manila to get to the district via Skyway Stage 3 and NLEX.

Located just along NLEX, NGC is also only five minutes from the Philippine Arena and 20 minutes away from the highly-anticipated New Manila International Airport in Bulacan.
