Accor and Kajima Development unveil Raffles Residences Bali, a collection of 28 freestanding villas on a secluded 5.3-hectare estate in Jimbaran, designed by acclaimed architects
Accor and Kajima Development have announced Raffles Residences Bali, a collection of 28 freestanding homes on a 5.3-hectare forested headland overlooking the Indian Ocean. Set to launch in the second quarter of 2026, the development represents one of the most exclusive residential offerings in Southeast Asia’s luxury property market.
Raffles Residences Bali occupies a private estate adjacent to Raffles Bali in Jimbaran, accessible only via a discreet private road. Three- to five-bedroom homes will start from 502 square metres of interior space, with prices yet to be disclosed. The development’s low density, fewer than six residences per hectare, preserves both privacy and the site’s dramatic topography.

The master plan by James Hyatt Studio respects the land’s existing contours and mature trees whilst maximising views across Jimbaran Bay and the valley to the west. Architecture by Kajima Development and Singapore-based Area Designs employs locally sourced Palimanan limestone, Sukabumi green slate, and Indonesian hardwoods, including teak and ironwood. Each residence features 15- to 20-metre infinity pools and pavilions positioned to capture prevailing breezes.

The design draws on the legacy of the late Dr Shoichi Kajima, whose residence at The Batujimbar became a landmark of tropical modernism. “We sought to create something that could only exist on this site,” said Shuichi Oishi, chief executive of Kajima Development, referencing the location’s rare convergence of ocean and mountain views, a pairing valued in traditional Balinese cosmology.
Interiors by HBA Resort, AEDI Design Bureau and BLINK Design Group emphasise volume and natural materials. Bathrooms function as private spa retreats; kitchens are outfitted with state-of-the-art appliances. Flexible rooms accommodate wellness studios or additional suites for multigenerational living.
