Marking the second jaw-dropping property listing in the British capital this month, the 30,000 sq ft home, which comes complete with an underground gallery and triple-height-ceiling swimming pool, is not on the open market—and buyers will also need to be rigorously vetted

A brand new property in one of London’s most desirable postcodes, listed for £110 million (approximately US$124 million), is now seeking a buyer—one who will first be vetted for their eligibility.

Located in St John’s Wood in West London, the property offers a main residence and separate cottage—connected by a subterranean art gallery—which takes up 30,000 sq ft of its 0.46 acres of land. It has nine bedrooms, plus amenities like an indoor swimming pool with a triple-height ceiling, cinema, gym, sauna and steam room, games room, and a three-car garage.

The home, which took eight years to construct, is designed by Timothy Hatton Architects and listed by the London-based digital real estate agency DDRE. The property is not available on the open market, and viewings will only be granted “subject to confirmation of the buyer’s identity and financial capability”.

“The property truly provides a secure base to raise a family in the heart of the capital, without having to compromise on quality,” says a press statement on the listing. 

This marks the second headline-making London property listing to be offered for sale this month. The most expensive home in the British capital—a 45-bedroom mansion on 2-8a Rutland Gate in Knightsbridge with views of Hyde Park—is reportedly being offered on an off-market basis. In 2020, the property reportedly sold for a jaw-dropping £210 million (approximately US$237 million). The owner of 2-8a Rutland Gate is said to be Hui Ka Yan, chairman of property developer China Evergrande Group that is currently embroiled in an ongoing financial crisis.
