Led by the creative genius Budji Layug, Studio BDJ creates a stunning modern space that evokes timeless reinvention

The Tiro Penthouse is a story of legacy, collaboration across generations, and an unrelenting pursuit of excellence. It weaves together the past, present, and future, reflecting an evolution of taste, technology, and the enduring desire to live exceptionally.

Twenty years ago, the owner of this penthouse—a self-made man who carved his success from bare stone—sought out the iconic designer Budji Layug to bring his dream home to life. It was a space that mirrored his aspirations, appreciation for beauty, and rise to the exceptional. Layug delivered what became a benchmark for traditional luxury, layered with his signature pieces and design language that helped define an era.

Twenty years later, the same client—now a friend—returned to Layug to breathe new life into the home. This time, I had the privilege of joining him as his architectural partner, embarking on a new chapter together with Studio BDJ. Together, we set out to reimagine the penthouse—not as a renovation but as a transformation—of a design that honoured its roots while daring to look forward.

The name “Tiro” springs from the owner’s Ilocano roots—where his name means to pull. To align with the project’s refined sensibilities, we played around with words and discovered that the Italian language also translates  “pull” as tiro. Thus, the Tiro Penthouse was born, a name that resonates with the project’s ethos and magnetic allure. This concept of pulling became the central design narrative, symbolising the act of drawing people in, creating a space that commands attention and exudes exclusivity.

The penthouse reflects the owner’s taste for the remarkable through its innovative design elements. The private elevator doors, clad in brushed champagne, create a sleek and modern entrance that sets the tone for the space. Studio BDJ's Creative use of mirrors opens up and widens the area, enhancing its sense of expanse. Modern arches and portals are crafted with slim slabs of stone, serving as striking transitions between spaces. Subtle yet luxurious fabric wall coverings accent key areas, adding warmth and texture without overwhelming the senses.

The living room features smooth, organic furniture shapes that create a lively and balanced space. Bright colours contrast with neutral tones, adding youthful energy without being overwhelming. The low seating encourages a cosy atmosphere, makes the ceilings feel higher, and offers an unobstructed view of the city from the penthouse. Geometric carpets soften the room and tie the furniture arrangement together.

Lighting becomes both functional and artistic—abstract lamps serve as sculptures by day and transform into ambient mood-setters by night. Studio BDJ’s bespoke circular mirror acts as a living centrepiece; its reflections create an ever-changing perspective that evolves as you move around the space. Every selection enhances daily living while maintaining the penthouse’s refined character.

Technology is woven into the space almost invisibly, never loud, but always present— systems that adapt to your rhythm, lighting that shifts to set the mood, and sound that flows like water through the rooms. A self-playing piano, rare outside luxury hotels, becomes both a sculpture and an entertainer. In the bedrooms and walk-in closet, cabinetry finished in ash wood, woven fabric, vivid tangerine and grey glass strikes a balance between function and beauty, harmonising aesthetics with everyday functionality.

The Tiro Penthouse is a masterclass in design and storytelling—an embodiment of luxury and sophistication achieved through simplicity. Every element is carefully curated, embracing restraint and subtlety to create a timeless and contemporary environment. But beyond its aesthetic appeal, the penthouse is a reflection of the owner’s journey—one of ambition, achievement and an unceasing pursuit of excellence. A self-made man who continues to seek the best that life and design can offer, he now has a home that is more than a testament to great design but a profoundly personal statement.

This project by Studio BDJ is about more than just materials, technology, or aesthetics—it is about understanding the client intimately and crafting a space that meets his needs and elevates his way of life.
