Sands China reimagined the integrated resort experience and now, Sands Shoppes Macau is among the world’s top-performing luxury destinations, where 40 cents of every dollar spent in Macau flows through their corridors. David Sylvester explains how he helped execute the vision
In the constellation of global luxury retail, one destination has emerged as the undisputed north star. Shoppes at Four Seasons in Macao has achieved what many thought impossible: US$5,400 in tenant sales per square foot in 2024, cementing its position as one of the world’s top-performing luxury shopping destination. The achievement stems from the vision of the late founder of Las Vegas Sands, Sheldon Adelson, who redefined what integrated-resort retail can be. This innovation was brought to life by David Sylvester, president of global retail at Las Vegas Sands Corp.
When Sylvester first joined Las Vegas Sands, even he couldn’t have imagined the success it would have. “I believed in Mr Adelson’s vision and its potential,” he says of the late founder and visionary behind Las Vegas Sands, “but I could not have foreseen the heights we’ve reached,” he tells Tatler. The achievement is the result of strategic positioning, relationship building and an understanding of the evolving desires of the world’s most discerning consumers.
The brand’s journey to the top was marked by decisions that would help reshape luxury retail across Asia. “What has defined our journey are a series of pivotal decisions and bold shifts,” Sylvester says. Chief among these was the commitment to cultivating strategic partnerships with the world’s leading luxury houses—relationships that elevated both brand mix and global credibility. But perhaps more significantly, Sands made an early move towards experiential retail, embracing innovative concepts that reshaped how consumers interact with luxury.

“Prestige in the luxury market is built on authenticity”
Initiatives such as Discover Sands Shoppes—a luxury shopping recognition programme with exclusive rewards and services, and a bespoke butler programme integrated into each of the hotels’ experiences—transform shopping from a transactional experience into something altogether more exclusive and personal. The partnership with Louis Vuitton to host the maison’s Cruise Show last November exemplified this approach—it brought hand-picked guests to the haute couture spectacle in Macau and signaled to the world that this was no ordinary shopping centre.
Such initiatives are paying off. The dollar per square foot figure isn’t just a statistic—it represents a shift in the luxury retail landscape. “This milestone reflects a global shift towards high-value consumers who are seeking luxury destinations that deliver exceptional choice, service and experience,” Sylvester says. It’s a figure that places Shoppes at Four Seasons ahead of many storied luxury destinations globally, affirming what Sylvester calls Macau’s “elite status at the forefront of luxury retail globally”.
The success has been replicated at The Shoppes at Marina Bay Sands in Singapore, home to luxury giants including Chanel, Dior, Hermès, Cartier, Gucci and Patek Philippe, as well as the floating Louis Vuitton Island and Apple Store. It’s a model that has proven its global appeal, but one that requires something money alone cannot guarantee: trust.
Acquiring the confidence of these luxury houses that guard their image with legendary fastidiousness requires more than prime real estate. “Earning the trust of the world’s most selective luxury maisons comes down to consistency,” Sylvester explains. “Our prestige in the luxury market is built on authenticity, delivering excellence, protecting brand integrity and creating an environment where their vision can flourish.”
The evidence of that trust is written large across Sands Shoppes Macao. Last April, Louis Vuitton reopened its flagship at Shoppes at Four Seasons—an immersive, architecturally striking space that reflects the brand’s highest retail standards. Later in the year, the maison chose The Londoner Arena to host its Cruise 2026 Macao Show, the brand’s first-ever fashion show in the SAR. Then, Dior unveiled its reinvented two-storey boutique at the heart of the Shoppes at Four Seasons, echoing the spirit of 30 Avenue Montaigne in Paris, with more brands set to follow.

Sands Shoppes Macao stands as one of the few luxury destinations in Asia to house flagship or duplex formats of Louis Vuitton, Hermès, Dior, Chanel and soon Cartier, all under one roof. These next-generation duplexes have created bespoke environments tailored to high-end shoppers, featuring complete collections and exclusive pieces. VIP lounges enhance the intimacy and exclusivity synonymous with luxury shopping, offering an experience that transcends traditional retail.
Then there’s the Audemars Piguet House—the only one in Macau and the largest in Greater China. For those unfamiliar with the world of haute horlogerie, this is significant. AP Houses embody the brand’s philosophy of craftsmanship, culture and lifestyle, and are placed only in locations that align with the maison’s exacting standards. “Being chosen as their partner underscores our shared philosophy of offering experiences that transcend traditional retail,” Sylvester says. It’s a powerful endorsement of Sands’ positioning in the luxury landscape.
Yet managing the largest luxury-dedicated shopping destination in Macau presents its own challenges. “Scale is only an advantage if it’s paired with intimacy,” Sylvester insists. The 2.2 million sq ft portfolio is defined by curated pathways, differentiated zones and respect for each maison’s design philosophy. Personalised shopping services and tailored engagement programmes ensure that, despite the grand scale, the experience remains totally personal.
Perhaps the most telling statistic of all is this: for every dollar spent in Macau, 40 cents is spent at Sands Shoppes Macao. This figure reveals a shift in luxury consumption patterns across Asia.

“Affluent consumers across Asia are looking for destinations that offer this seamless high-quality experience, and our portfolio is specifically designed to meet this demand,” Sylvester says. As part of Sands China’s fully integrated resorts network on the Cotai Strip, Sands Shoppes Macao exists within an ecosystem that combines world-class shopping with hospitality, entertainment, culture, leisure and gaming. The brand mix is curated to match distinct guest profiles across business segments—from MICE delegates and leisure travellers to premium gaming customers. It’s this integrated luxury lifestyle experience, from the 6,800-plus luxury suites (within 10,487 keys available) to fine dining and bespoke services, that sets Sands apart.
Sands has orchestrated a total reimagining of how luxury is experienced in the 21st century. From those early pivotal decisions to the partnerships with the world’s most prestigious maisons, every element has been designed to create a benchmark against which all others are measured. From those early pivotal decisions to the partnerships with the world’s most prestigious maisons, every element has been designed to create a benchmark against which all others are measured. “These moments reinforce our role as the destination of choice for luxury brands seeking prestige, performance and a partnership built on shared commitment to excellence,” Sylvester says. And the world, it seems, has taken notice.
