This Repulse Bay home isn’t your typical luxurious Hong Kong apartment

Leung’s architectural approach deliberately breaks from Hong Kong’s typical apartment format, where “you walk in and there’s the arrival hall, the dining space, the living area—all in one huge space basically, which takes away the sense of discovery.”

Instead, Verano draws inspiration from the original Roseville mansion and European residential design, where spaces are carefully separated to create what Leung calls “ceremony” in daily life.

“Imagine if you’re sitting here with your friends and colleagues, entertaining them. Your kids can be upstairs playing in the family room, and your helper could be in the dining area setting up the table. Once the dinner is ready, you can guide your guests to walk through this glass corridor. You can open the sliding doors, and suddenly it’s a magical moment where the wine and food are ready, the lights are dimmed, and you can have a great time.”

The duplex staircase also lends itself to the idea of a magical moment, where the mundane act of climbing up and down the stairs becomes an act of adventure and playful fantasy. All of it represents Leung’s understanding of luxury: not as an ostentatious display, but as the ability “to live elegantly in relaxed luxury”.

Enter André Fu, the celebrated interior architect known for his contemplative, quietly dynamic designs that have transformed hotels worldwide from Capella Taipei to Waldorf Astoria Osaka. He brings his signature “relaxed luxury” philosophy to Verano’s penthouse on the 12th and 13th penthouse floors.

Leung was first drawn to Fu’s design aesthetics after seeing his work at The Upper House Hong Kong. For Fu, the collaboration with TDS offered a chance to create something with “a fresh perspective in Repulse Bay”, especially given his personal connection to the area as a resident.

Pointing to his own home visible from Verano’s windows, Fu reflects: “When I’m home, I remind myself that it is such a blessing to wake up and see the view because it is not what people typically think of Hong Kong. You see a lot of yachts, and it does remind me of certain parts of Italy that I’m in love with, like Portofino or Positano.”

For Fu, relaxed luxury means creating spaces where “the design and the space is designed around you”. Rather than overwhelming occupants with grandeur, “you become the heart of the experience, so you feel that every corner, every moment is designed around you.”

The difference between designing hotels and homes is clear for Fu: “In hotels, there is a storytelling approach, in homes you make your own story, our objective is to make sure the setting of your story is as comfortable as you want.”

The strategic placement of intimate spaces creates what Fu describes as “a dialogue with the outside”, maximising views through “various pockets in the apartment that jut out towards different parts of the view”. Residents can “feel the sun on your skin, smell the ocean breeze while enjoying the privacy and comfort”, says Fu.

This seamless integration reflects both designers’ understanding of Hong Kong’s unique urban-natural duality. “This space celebrates the duality of Hong Kong,” Leung says. “The same people who work in suits in Central can come home and they can be in their shorts, they can be playing with their kids, they can take a 10-minute walk down to the beach and just be very relaxed.”

In envisaging this perfect abode, Leung has been very clear about one thing: not to follow trends, but to honour timelessness. Under the mentorship of renowned TDS founder Keith Kerr, the studio has developed a design philosophy resistant to trends, focusing instead on contextual appropriateness and timeless appeal.

“We always start with the context—what’s right for the site, what should we build here that’s appropriate?” Leung says. “We think about the future client and ultimately take all these clues of who the client is, what they might want and how we might exceed their expectation.”

For Fu, this approach aligns with his role as a design catalyst: “I’m sort of like a writer, heavily influenced by the people around me, and I’m there to use my own design language to translate what their vision is.”

In Verano, that vision becomes a sanctuary where Hong Kong residents can shed their urban personas and reconnect with seaside living, while remaining minutes from the city’s vibrant core. This is not just quiet luxury, it’s luxury at its most thoughtful.
