The future of Hong Kong’s urban development, shaped by Henderson Land

The idea of urbanism has evolved over time. Decades ago, it focused mainly on infrastructure, railways and tall buildings. More creative open spaces would later be introduced with the development of parks, squares, and waterfronts. Fast-forward to today, and urbanism is seen as a holistic approach to city planning that integrates social, economic, and environmental aspects to facilitate greener, more liveable spaces, and create more caring communities.

But what more can we do to shape our cities? The consensus is that we want our cities to be smarter, more sustainable, and people-centric. To achieve these goals, Hong Kong’s leading property developers have had to rethink how they can contribute to, and lead, sustainable urban growth.

Henderson Land is at the forefront of this movement. As part of its strategy, the company is committed to developing green buildings that not only consume less energy but also promote the well-being of their occupiers.

Greener Living

Henderson Land has won a slew of green building awards from professional bodies over the years for its dedication to reducing the carbon footprint of its portfolio. With sustainability as a key pillar in the firm’s brand promises, it now promotes carbon reduction through the Landlord-Individual-Tenant ESG Partnership Programme for The Henderson, which supports both tenants and employees in pursuing data-driven sustainability goals, using rewards to incentivise them, and providing a next-generation data platform to track, analyse, and quantify their performance in ESG reports.

Innovative property technology continues to help reach the goal of creating greener, healthier workplaces and homes. As part of another company promise, Henderson Land is investing in new smart building technologies and proptech developments such as lift sterilisation pods to ensure buildings stay virus-free; solar responsive ventilators, maintaining a cool temperature near window areas while letting in daylight; and at One Innovale, one of the newest residential projects in Fanling, a depuration porch to purify air for homes—to name just a few.

Enriching Lives

The third pillar of Henderson Land’s manifesto embodies the company’s long-term goals of making a positive impact on the broader community. Since Hong Kong's outbreak of Covid-19 in 2020, its chairmen established the privately financed Henderson Development Anti-Epidemic Fund, which contributed about HK$15 million worth of supplies and monetary support to vulnerable communities within the city. The firm also gave away nearly HK$39 million in cash incentives to help elite Hong Kong athletes achieve their next milestone through the Henderson Land Commendation Scheme for Elite Athletes, which was established with donations from the Lee Shau Kee Foundation.

In an effort to preserve the city’s cultural heritage while inspiring new growth in communities, Henderson Land also actively participates in Hong Kong’s urban renewal efforts. From Baker Circle in Hung Hom to ArtLane in Sai Ying Pun and Square Mile in Tai Kok Tsui, the redevelopment schemes in these neighbourhoods are set to inject a new lease of life into ageing buildings, free up congested walkways, and add colour to the streets with a greener landscape.

Urbanism, as interpreted by Henderson Land, requires paying equal attention to sustainability, innovation and community care. These components are intertwined, requiring careful planning and implementation to create the sort of new reality that can push the boundaries of your imagination.
