Singapore’s District 11 is a coveted residential area and is highly sought after for its central setting, proximity to renowned schools, malls and medical facilities, and swathes of greenery. The recent launch of the Mount Rosie Signature Collection, made up of six luxury properties in tune with their tranquil setting in Goldhill Estate, is set to raise the bar for luxurious living via a winning mix of effective design and premium accoutrements.

This new development is a collaborative effort between housing developer Mount Rosie Development (Licence No. C1423), investment management firm Fraxtor Capital, architecture studio DS Architects, and design consultant Wallflower. Comprising four terrace houses and two bungalows, this new freehold development occupies a sprawling 30,659 sq ft freehold site, 21 to 31 Mount Rosie Road (MK17 96282A), which used to be an old bungalow; the project’s expected Temporary Occupation Permit (TOP) date is 31 March 2024, and its expected legal completion is slated to be no later than December 2027. The project’s financier is Sing Investments and Finance, which is the mortgagee of the site.

Oliver Siah, co-founder and director of Fraxtor Capital, describes the site as “perfect”. “Mount Rosie is a charming enclave sitting at the top of Goldhill Estate, giving it a commanding view over the low-lying landed houses along Barker Road and the lush greenery towards Malcolm Road. It is conveniently located near good schools and amenities, but is also a quiet retreat shielded from the hustle and bustle.”

Every home in the Mount Rosie Signature Collection incorporates a generous basement car park which also serves as an entrance, a lift, and a spacious, elevated living area with a high ceiling; the voluminous living room is also integrated with a terrace so one can fully enjoy unspoilt views of the surrounding greenery.

Each four-storey abode also features an attic and at least five ensuite bedrooms, with interiors boasting luxurious finishes such as marble and natural stone, along with luxury kitchen appliances and bathroom fittings. Airwells and voids allow light and breezes to enter the homes, energising the spaces and improving air flow.

“All the openings are illustrated by nature; the airwells also provide you with your own private piece of the sky,” says Cecil Chee, director of Wallflower. “We’ve redefined the aesthetics of residential elegance [of the older homes in the area] through the modern lenses of beauty and functionality,” adds Chee, alluding to the development’s balanced use of luxurious materials and fittings, practical layouts and classical architecture. “The details are deliberately kept formally pure, but minimally modernist.”

Fraxtor Capital, the investment manager of the project, has allowed investors to invest with real estate veterans in the development through its Monetary Authority of Singapore (MAS) regulated sister company Fraxtor; the minimum investment amount starts from $20,000. The value of a project is carved up into smaller parts, with each fraction converted into a digital token encrypted with the details of ownership that shareholders can buy, thereby making property investment more accessible than before.
