Known as the most expensive housing market in the world, we’re letting you know the most exclusive apartments in Hong Kong

Though there are many exclusive neighbourhoods and luxury residents found across Asia, the price tags pale in comparison to those found in our fair city. For better or for worse, Hong Kong has long been recognised as one of the most expensive housing markets in the world, with countless exclusive residential offerings. Though many of the city's famed apartment complexes are found atop The Peak, there are several other residences in areas such as Repulse Bay, Mid-levels and more.

1. 21 Borrett Road, Mid-levels

21 Borrett Road made headlines in February 2021 when an apartment sold for a record-breaking HK$459 million (US$59 million). Spanning 3,378 square feet, the cost of the five-bedroom home translated to HK$136,000 per square foot.

Crowned as the the most expensive apartment in Asia per square foot, 21 Borrett Road beat out a residence at Hong Kong’s Mount Nicholson Road, which had held the title since 2017. Located in the Mid-Levels, the record-breading home features a private roof and a swimming pool, along with three private parking spaces.

As of June 2021, several other apartments in the building are for sale for between HK$150 and HK$170 million. Completed in 2019, the building offers residents a luxurious clubhouse, pool, gym and garden space, along with many of the apartments boasting panoramic views of the Victoria Harbor.

2. Mount Nicholson Road, The Peak

Located on The Peak, Mount Nicholson Road had previously held the title of the priciest address in Asia––only being toppled by 21 Borrett Road this year. In November 2017, a buyer splurged HK$1.16 billion for two adjoining flats in the development––one 4,579 square foot residence was bought for HK$600 million, or HK$131,000 per square foot, with a second 4,242 square foot apartment purchased for HK$560 million, or about HK$132,000 per square foot, making it the most expensive in Asia.

Though no longer holding the crown, the address is still well regarded as one of the most exclusive addresses in Hong Kong. The ultra-luxurious residential development features 48 spacious apartment units and 19 unique garden houses, each with a private swimming pool, elevator and garden, along with breath-taking views overlooking the Victoria Harbour.  It has been reported that larger properties in the development have sold for upwards of HK$720 million.

3. Opus Hong Kong, The Peak

Opus Hong Kong is a 12-storey residential high-rise located at 53 Stubbs Road on The Peak. Completed in 2012, the project was designed by Frank Gehry, and was Gehry's first Asian residential project. Another property which previously held the title as the most expensive in Asia, in 2015, a buyer paid HK$497.9 million, or HK$95,971 per square foot.

The iconic building was completed in 2012 and is known for its curved glass architecture, with the design ensuring a panoramic view of the city from all of the units. The building consists of 12 luxury residential units, including two double-level garden apartments with private swimming pools on the lower levels, and 10 unique apartments above, each occupying its entire floor and offering access to roof-top swimming pools.

4. 39 Conduit Road, Mid-levels

39 Conduit Road is a prestigious 46-storey residential property situated in Conduit Road in the Mid-Levels. Soon after the development was launched in October 2009, the developer sold a five-bedroom 6,000 square foot duplex flat for HK$439 million (US$57m). Equating to US$9,200 per square foot, the price set a new world record for the most expensive apartment at the time. 

The luxury apartment block has its own ballroom, outdoor swimming pool, fitness centre and outdoor patio for residents' use––with recent property prices listed between HK$180 and HK$450 million.

5. 45 Tai Tam Road, Tai Tam

45 Tai Tam Road is a luxury residential complex on Tai Tam Road consisting of seven detached neo-classical style limestone villas. Spanning three floors, each house has approximately 4,750 square feet of interior living space, including five en-suite bedrooms, a living room,  dining room,  kitchen and utility room––all finished to the highest quality. Additionally, each house comes with an elevator, two sea-facing balconies, a private heated infinity pool, private garden and an underground parking space.

In May 2021, it was reported that one of the seven houses was purchased for HK$428 million (US$55 million), which translates to HK$89,634 per square foot. Sales previous to this in the last two years are said to have been up to ten per cent higher than this, reaching HK$500 million.

6. The Arch, West Kowloon

Said to be one of the most expensive residential properties in Kowloon, The Arch, is situated above Kowloon Station. The popular development features apartments ranging from one bed to four, with the building also offering a communal sky garden and sky clubhouse.

Though apartments now list anywhere between HK$30 million and HK$300 million, in 2014, it was reported that the 4,263 square foot penthouse sold for HK$423.8 million, or HK$99,414 per square foot, making it the most expensive apartment in Kowloon and the second most expensive in Asia in terms of price per saleable square foot at the time.

7. 90 Repulse Bay Road, Repulse Bay

Found in the idyllic Repulse Bay, 90 Repulse Bay is a luxury housing development consisting of 11 exclusive units. 

Having set a number of records for sky-high prices, in June 2018 two adjoining townhouses in the complex sold for just over HK$1 billion (US$127.46 million) to separate buyers from the same family. The first, a 5,634 square foot property was reportedly sold for HK$508.67 million, or HK$90,286 per square foot, with the second 5,668 square foot property selling for HK$495.95 million (about HK$87,500 per square foot). Both houses boast their own private garden, roof and private lift.

In May 2021, a 5,630 square foot villa in 90 Repulse Bay Road sold for HK$467 million.
