Aboitiz Land CEO Dave Rafael details how the company’s properties in Cebu and Batangas foster the symbiosis of business and community

With roots firmly planted in the nation’s vital industries, the Aboitiz Group has proudly improved the lives of Filipinos by driving growth in both business and community. Time and time again, the enterprise assures a valuable future as it builds on its prosperous past with its vision constantly refined.

This purpose-anchored pursuit continues to set the compelling foundations of Aboitiz Land, which began its luminous history in 1994. Nearly 30 years later, the real-estate developer’s distinctively-planned projects span far and wide throughout the country, with each one catering to the changing needs of families today.

The company’s CEO Dave Rafael attests, “Innovating has always been a way of life at Aboitiz Land. When the pandemic hit, this culture was strengthened even more because real estate, being a traditional industry, required heavy face-to-face interactions.” With lockdowns in place, the organisation was quick to pivot, launching a Contactless Home Buying Service to enable the brand and its customers to meet digitally. This brave undertaking led them to reach their highest sales in 2020 and 2021.

“The best time to invest in land is now,” Rafael confidently adds. He shares that while preferences for residential dwellings always evolve, land ownership remains a lucrative investment because it is finite and tangible. Historically, Aboitiz Land’s numerous properties have also steadily increased their values over the years. Its exclusive subdivision Pristina North boasts land prices that have risen to 384 per cent, while North Town Homes is Cebu’s most expensive address per square metre. With this track record in property value escalation, the developer’s more recent offerings can only follow suit.

Rafael highlights three of them, saying, “Across all our projects, we make sure that we respect the natural topography of the land.” Aboitiz Land’s Foressa Mountain Town is in Balamban, Cebu, a locale known for its mountainous terrain and biodiversity. Thus, the scenic estate dedicates almost half of the area to enriching greenery and its natural wonders, including hidden falls, hiking trails, a nature sanctuary that is home to over 800 species of flora and fauna and 600,000 square metres of protected riverside areas. Master-planned by Miami-based urban architecture firm DPZ CoDesign, Foressa Mountain Town also ensures there are commercial areas within reach in West Cebu Estate, an Aboitiz-owned growth district that has propelled Balamban into a first-class municipality.

In Luzon, Aboitiz Land’s beach community in San Juan, Batangas called Seafront Residences cultivates a mix of weekender families and recently permanent dwellers now that working from anywhere has become more common. Designed by Budji+Royal, the airy houses here utilise precast panel technology to decrease carbon emissions and require less air conditioning.

Rafael adds, “This also strengthens the house structure, making it last 100 years to be passed down across generations.” With lots and condominium-type villas available as well, neighbours-turned-friends and vice versa are all free to convene at the dining and shopping outlets of the Town Centre or at the diamond parks and clubhouses around the development.

Also within the Batangas area is Aboitiz Land’s The Villages at Lipa. Here, its newly launched Meadow Village employs a lush canopy and contemporary Filipino architecture to complement the local climate. Due to the site’s natural contour, creek-side treatment and sustainable rain gardens render the enclave a 100-year flood-free address.

It also sits comfortably within the Aboitiz-owned LIMA Estate, poised to house Batangas’ first central business district. “Meadow Village is a place where important matters converge: the peace and quiet of a Southern suburb and the progressive lifestyle of a thriving economic centre,” Rafael notes. “It will make a great home that lasts because of its legacy lots. These offer up to 1500 square metres that can later be subdivided into smaller cuts to make valuable heirloom pieces.”
