Junsekino Architect and Design turns convention on its head with Baan O+O. By flipping the home’s orientation, cantilevering its steel frame over a hillside, and adopting a boundaryless O-shaped layout, the studio has created a space that fully surrenders to its natural surroundings.

When envisioning a holiday home in a highly sought-after locale like Khao Yai, the mind often wanders to grand façades designed to impress visitors the moment they pass the gates. Yet, for Baan O+O, Junsekino Architect and Design took an entirely different route. Instead of demanding attention, the architecture respectfully steps aside, acting as a quiet canvas that invites residents to immerse themselves in the surrounding wilderness first.

Perched on a sloped corner plot bursting with lush greenery, Jun Sekino—founder and principal architect—immediately recognised the site's inherent potential. "The land was already stunning on its own, and the climate was perfect. It needed no heavy-handed intervention; we just had to let the architecture harmonise with it. Our starting point was to leave the topography as untouched as possible," he recalls, highlighting the philosophy that anchored the entire project.

To honour this vision, the architect made the bold decision to 'flip' the layout. By turning the property’s back to the estate road, the true frontage was opened up to the sweeping mountain and stream views at the rear. This not only guarantees absolute privacy but also transforms the arrival experience—gradually peeling away the chaos of the outside world and ushering guests into a secluded, nature-bound sanctuary.

Approaching the house feels much like passing through a veil. The true nature of the space remains a secret until you physically cross the threshold.

"You essentially enter through the back to discover the front. The entrance we use is technically the rear, so the whole orientation is inverted. It's a spatial twist you don't often see."

Deliberately looking away from neighbouring builds or urban elements is a masterclass in contextual architecture—a testament to respecting what nature has already provided.

"When I visited the site, the last thing I wanted to do was sit and stare at a building. It made much more sense to turn our backs on the man-made structures and face the wilderness instead."

Modernising traditional wisdom

Building in a tropical climate like Khao Yai is fraught with challenges, from relentless moisture and torrential rain to roaming wildlife and insects. To tackle this, the architect looked to the traditional Thai concept of the 'tai thun'—an open, raised ground-floor space. However, rather than using conventional timber stilts, the team employed sophisticated steel cantilevers to suspend the building effortlessly over the sloping ground.

The result is a sleek, box-like volume that appears to levitate, leaving the original topography virtually untouched. Elevating the structure does more than just invite natural cross-breezes to cool the home from beneath; it acts as a highly effective physical barrier against the site's geographical quirks.

"We essentially gained a ground floor for free without having to build a two-storey house. The beauty of it is the minimal footprint on the earth. Plus, by floating the house, we eliminate rising damp, and maintenance becomes a breeze—accessing plumbing or air-conditioning ducts from underneath is incredibly straightforward."

This floating aesthetic also taps into a romanticised vision of forest living. The architect envisioned the property as a quiet wildlife observation hide, allowing the forest's ecosystem to thrive undisturbed directly below.

"When you're in Khao Yai and want to see the local fauna, you typically climb an observation tower and look down. Here, no one is watching us; it’s just us, quietly observing the trees and the animals."

This clever functional layout means the owners can safely and privately enjoy the local wildlife—whether it’s deer, elephants, or other animals that might wander past or even take shelter beneath the house.

Inside-out living

The beating heart of Baan O+O—and the key to its profound sense of place—lies in its very name. Beyond being a nod to the two homeowners' initials, 'O+O' refers to a bespoke floor plan defined by two concentric, overlapping spatial rings.

The 'Inner O' is a central courtyard anchored by a majestic tree. It acts as the home's lungs, pulling natural light and cross-ventilation deep into every room, which naturally mitigates heat build-up. Meanwhile, the 'Outer O' comprises a wraparound veranda that encircles the entire property, completely eliminating dead ends.

Thanks to this looped circulation, every primary space—be it the lounge, bedroom, or dining area—offers direct, step-out access to the veranda and the fresh air beyond.

"Unlike a typical urban home, this property has no strict hierarchy of entrances and exits. Every room spills directly out into the landscape. If you want fresh air, you just slide open a door—there's no need to navigate through other rooms." This continuous outer loop even serves as an endless running track for the family's beloved dog.

Another stroke of poetic design transforms Khao Yai's famously heavy rainfall into a kinetic art installation. Purpose-built gutters around the eaves and the inner courtyard allow rainwater to cascade down in elegant, unbroken threads, resembling a curtain of water.

"I absolutely love the mood in Khao Yai when it rains. The water drops from the roof like a shower, falling in these beautiful, continuous lines." It’s a masterful way of turning a simple weather event into a captivating architectural feature.

Rooted in context

From the exterior, Baan O+O's sharp geometry and industrial steel frame might seem at odds with the organic backdrop of the forest. However, the choice of steel was highly deliberate—driven by the need for exact structural precision, the engineering demands of the cantilever, and a conscious effort to minimise the use of natural timber.

To soften this industrial edge and help the building settle into its environment, the architect finished the entire steel frame in a muted, dark palette. When paired with expansive glass that reflects the surrounding canopy, the house effectively camouflages itself.

"We wanted the building to dissolve into the background, almost as if it’s gently fading into its environment."

Step inside, however, and the atmosphere shifts dramatically. The dark, robust shell gives way to the inviting, tactile warmth of teak, which forms the true soul of the interior.

"It might be a steel block on the outside, but indoors, the floors are entirely wood. It’s all bespoke teak—even the dining table was custom-crafted for the space."

Using authentic teak flooring throughout, paired with bespoke fitted furniture that removes the clutter of freestanding pieces, heightens the serene, pavilion-like feel. It is exactly this beautifully balanced friction—between the tough, masculine steel exterior and the soft, crafted wooden interior—that gives Baan O+O its unforgettable character.

Ultimately, Baan O+O doesn’t rely on flashy shapes or loud architectural statements to leave an impression. Its elegance is born purely from how it tackles site-specific challenges. Every clean line, every void, and every material choice is a direct, intelligent response to a problem.

Whether it’s the cantilevered frame dodging rising damp and protecting the soil, the O-shaped layout encouraging cross-breezes, or the dark façade blending into the trees, this is a home where engineering meets holistic living. It fulfils its purpose, respects its environment, and shelters its owners all at once.

As the architect eloquently summarised: "We didn't start this project by chasing a specific aesthetic. We began by thoroughly understanding the context. When you place a building on a site, if the timing and placement are just right, the architecture will naturally answer all the foundational questions."

Baan O+O stands as proof that the best design comes from listening intently to a location and responding with restraint. Instead of competing with the landscape, the house quietly steps aside, allowing the natural world around it to take centre stage.
